I currently manage an offroad motorcycle specialty shop, and do trackside support connecting with people to help them and to gain new customers.

I also enjoy woodworking but have not had much shop time lightly as I grow my businesses.

I invest in Fargo, ND (the ND keyword alert brought me here), and there is a shop in town that has an investor loan that is 30-year fixed at around 4% and in house.  

You may have to shop around for loan originators that will do rehab-related loans.

Sometimes a good business opportunity will come along, something as simple as a coffee kiosk at a low lease cost somewhere high traffic that can make a good cash flow.
