Student loan debt is huge and will likely be a huge problem in the future, taking on that large amount of unsecured debt so young is like a weight that you will carry all through life.

Just screen section 8 tenants like you would anyone else, just do not weight the income as much.

The whole structure would have to be beefed up to accept the added weight.

An agent who is not interested in investing is dead weight to investors.

Weight is about 183 so want to shed off about the last 15 to 20 pounds left of fat.

Perils not covered on basic but covered on special would be (some not all):  Theft (important in Detroit), water damage (frozen pipes certainly happen in MI), weight of ice and snow (same), etc.I know of markets that do write special up there, such as Diamond State, Scottsdale, etc, but it's not a low cost policy.

His word (and lack of credit/income/assets) going to carry more weight with potential partners if he has a track record to back it up.
