I've always been interested in the idea of real estate investing but never pulled the trigger due to one excuse or another.

The only calls I've actually had was on the "Floodstop" feed line that triggered twice within 2 years for no obvious reason.

If you keep pondering over this idea of the right time, you will unlikely pull the trigger and start your portfolio.

I assume you are asking about a “dry” closing....where you as the first buyer bring no money, using the money from the second buyer to fund your purchase.....in most places title companies will no longer do this, in some places yes.

This morning I just got a tenant move out notice, so it triggers the “I just want out!”

Like @Leslie Anne Morris said, most conventional mortgage have a due on sale clause which will trigger on transfer to the LLC.

Honestly, I don't even consider this a very good deal, I might have pulled the trigger too soon. 

A lot of people want to invest and never pull the trigger and it would be even worse if you paid for mentoring and STILL never pulled the trigger.  

Here are the big issues that I ran into, which ultimately kept me from pulling the trigger at the time (not to say I won't revisit).

There is wealth of information here but I think it is as important to quickly pull the trigger and invest.
