Most PM should be able to give you a ballpark estimate over the phone based on type of home, location, beds and baths; however, they should tell you that is an average and the final number depends on the condition of the home.

Unless you are looking to go hard money you will not secure financing for a vacation home with 5-10% down.

The property location is in a good location.  

I have plenty of clear height (24-28'), acreage, parking, and the right zoning to do this and I am located in a mid-major market.

For those that are also on their REI journey, but didn't have a chance to attend the conference, what is your niche in this market/location?

Any advice/mentorship or leads on properties in these locations would be greatly appreciated.

I am located in the Houston area. 

Needs to save up to buy 1 rental property in a favorable location every 3-4 years.
