The first deal IĀ found through cold calling was a slam dunk for my mentor and his partner and it took me about a month to find (6 hours a day of cold calling, lot's of rejection, lot's of no's, lot's of not so great deals), IĀ put it in contract for them, then it tookĀ another month for them to close on it.

Once they list that property (Oh btw they will use photo shop to make the property look as clean as possible) buyers come to preview and they are totally turned off, local buyers agents know it's over priced do not take buyers to preview, if someone offers under the seller rejects or counters at the same overpriced number, days on the market starts to exceed, all the investors are totally rejected, then one buyer comes in at full asking price which is probably an FHA buyer, the appraisal is conducted, comes in under by $75k and the properties back on the market.Ā

If an offer comes in at a certain percentage below their asking price, they are not allowed to accept it.I can't tell you how many times I've watched a bank-owned property lingerĀ on the MLS, twisting in the windĀ at a completely unrealistic price, while the bank rejects lower offers--only to have the property eventually sell at that lower price point several months later, when the bank has fulfilled its internal obligations to seek the highest price.Ā

At that point, you can take a contractor over to the home, get a more firm estimate and either reject the counter if the rehab numbers are higher than you thought or get the deal. 2) to get around the potential assignment issues with a bank, what you can do is offer to buy it with an LLC, specifically formed for this property (i.e. property is 123 Main Street, so buyer will be "123 Mainstreet LLC, a to be formed LLC").

Thanks Tonia :)The grief I'm getting is coming more from my realtor I think than from Fannie May, so maybe I'll need to come to an arrangement with her that I'll keep plugging on until Fannie May itself starts rejecting them and it's obviously no longer worthwhile.Appreciate the input.

So many firms don't check or don't know how to check and will submit the replat application just to be rejected, and have to start all over at your expense.
