Back in May I got a call from my Tenant saying that raw sewage had half flooded the house.

My dealings with inspectors was always regarding developing raw land.No, I don't think you would put them on the top of anyone's list.  

To someone who invests in multi-family buildings, the apartment building will be more valuable.Really, that's like asking if you had an orange tree next to an apple tree, and both were prolific producers of fantastic fruit, which tree would be more valuable?  

Maybe offer a fruit bowl in the kitchen they are welcome to share.

That may well prove to be a more fruitful proposition than trying to sell a house with an uncooperative tenant, and dog hair.

I bought raw land and a condo on owner contract.  

I know there are a bunch of ADU threads, but the issues can get confusing to find answers to, so I thought I'd separate out the garbage, utility and parking issues.I've been joyously pouring over the Fresno City Development Codes......ouch, I bit my tongue.....looking at what it would take to develop raw land and ADU issues - just all of it. 

Your tenant also has the right to the fruits of the land, a right to earn a living so long as that activity conforms to zoning and commercial requirements, which are very limited requirements for someone tutoring a student.

Maslow's Hierarchy....Food, water, shelter are the basic building blocks of humanity and order, without them things like love, enlightenment, self-realization(the higher levels of the hierarchy) are much less likely to be achieved.Not only are we involved in providing one of those basic building blocks, it does not take a genius or a ruthlessly competitive person to eventually earn a high social status(wealth) from the fruits of our labor and sacrifices.

I had a city sewer line break within the street and backup into my duplex...two basements cover in raw sewer.
