I'm a potential investor still in research-mode hunting for my first deal (small multifamily) and have been drawn to Newark for various reasons (although have been a bit dejected to find many believe that appreciation has already driven away all the good deals).

I use a bunch of different sources.My business model is built around locating deals in economies that are driven by job and economic growth.

Also, my model is to partner with urban churches to rebuild these communities.

This is because I am planning on using our HELOC as a down payment, and in the model I am assuming that I am paying off HELOC as well as the new mortgage.

I think the proven fix n flip model is mid high end.

I've had several of them installed in the past without my consent, but over the last two years, I always get a call to ask and I say put it on a pole next to the house.This is one of my pet peeves because the installers and tenants can be in an "I don't care where you drill holes, just get my satellite in every room" mode.

But, I'd like to go for the FHA loan, occupy one unit, and follow that model. I

Time zones are different and modes of communication are more sporadic but connection is generally possible.
