I would have gotten fired from my corporate job sooner so I could avoided the years I wasted working in an industry I disliked intensely.

The NMLS requires bankers to apply for and complete lending & ethics courses followed by an exam that tests their knowledge of the duties they will be fulfilling. 

I have had the city come out and test the pressure at the meter before, and hooked a pressure meter up on an outdoor hose spigot.

I would normally stay away from them due to higher management intensity and probably higher turnover (vacancy) rates, but I happen to be evaluating a building that is 10 studios rented for about $450/month each and I would love to get the perspective of some investors who are more experienced at this than I am.What do you think?

So you can still claim the $3000 under the routine maintenance safe harbor but you cannot elect SHST for that property, instead you need to classify every item of that remaining $4000 and test each item's effect on it's respective UOP. 

I believe this is a brilliant idea in fact and plan on using this myself in the near future for a test ride.

I have completed my Real Estate Broker Courses here and just waiting to take the test, when it dawned on me!

I´m happy because it´s taken some time but I finally passed the test in my first try.

They should have performed a plumbing air pressure test which will give you a little insight on if there are leaks in the system.
