The other problem you encounter If you make your envelope tight enough, the amount of energy you consume to heat will be reduced to the point that right-sizing a high efficiency natural gas furnace may not be possible.As you mentioned, ground source and water source (NYC is coastal) heat exchangers have a much higher capital cost to install and are seldom cost effective for retrofits.

I have encountered a recent killer deal, but most banks will NOT loan to you period, if your LLC owns the buildings, (except under commercial program) even if you personally guarantee the loan for these "killer deals."

Account Closed it appears the workers at the post office are just putting the UTF stickers on because whoever is at the post office doesn’t want to work or  do the sorting of all the post cards.

First give this tenant lease violation regarding high traffic to unit.Next put all tenants on a Crime Free / Drug Free Addendum send it out so they can sign and return with August rent.Put tow away notice in your parking lot , unathourized cars towed.. so get update for all your tenants of current cars and get a sticker or tag for them so they have their cars properly ID so they won't get towed.Document any and all infractions, and consult with your local safe officer from your police department about suspected drug / prostitution / who knows activity by this tenant.

You need to compare the two... you should be able to look at that yellow sticker on the HWH to see the estimated cost per year... adjust that to your actual cost of gas and that is your answer....Actually you should ask the guy who wants to sell you the new one to do this...If you don't mind putting more detail...
