Advice on high efficiency water heater for apartment buildings???
Hello,
I'm in a forward stage of closing on a 12 unit in Ohio. The building has a nat gas 100 gallon 199,000 BTU water heater in place. It's from 2013, installed by current owner, and is in very good working condition. However, it is improperly installed and currently emitting carbon monoxide. I was presented with different options to remedy the issue, and the cost seems to be pretty reasonable, at under $2,000.
I was also presented with the option of replacing it with high efficiency water heater. since the existing unit is relatively new, and the costs to address the underlying issue is not high, replacing it is not a slam dunk decision.
I'm wondering if there's anyone here who has first hand experience with the potential annual cost benefits of switching to high efficiency. Based on last year gas & electric bills, the annual costs are $3,500.
How much can switching to high efficiency can actually save?
The heater specs are:
Model BTR 197 118
Recovery Gal/Hr - 192.96
Standby loss - 2.34% (1,300 BTU/Hr)
Thermal efficiency - 80
