To top it all off the sellers agreed, in writing, to have a professional look at the electric and circuit breakers and baseboards in every room and fix/replace anything that needed repairs and provide a report stating it was all done and cleared.

We are huge fans of solar and put it on our primary residence, the numbers make sense for our purpose but I would have a hard time justifying putting it on a rental unless it was a MFH where I, the landlord, payed the electric bill.

Mostly cosmetic items in my opinion (new flooring, painting cabinetry, fresh paint, electrical and plumbing fixtures) etc and one bathroom is having a completely new tub, shower body (+ finishes) cement board walls, waterproofing and tile work.
