I would be curious to see how your actual results compare to the turnkey company pro-formas. 

I initially told the loan officer that wanted to title it to my S Corp but now I am thinking that it would be better to form a new LLC, title the property to it, and have my S Corp to rent from it.

If you just want to form a blanket LLC, then any name with Investment or Developers is fine, to echo other posts, I would keep it professional if you are going to seek lending and tenants, but otherwise, it's completely up to you.
