Price point dictates location for the most part but I will tell you there is huge demand just about everywhere. 

With that said, your personal life will dictate a lot... for example someone with kids may want the stability of home with a backyard in a good school district while avoiding the fear of rent hikes or having to move frequently. 

I also dictate my life and time as I see fit.  

That changes though as competition within that industry dictates the terms.

You have the property under contract, thus you can dictate what you want (within reason).

Yes, there are a couple more details to go through and, yes, you need to dictate the title company (which most of the time the bank will allow you to do IF you pay for title insurance), but its really not that much more work than dealing with a normal seller.

So nothing will dictate their price accept your offer and someone else's offer.
