If it takes longer than 30 days, it would seem reasonable that the guarantee period would extend at least past the point where a customer has received everything they've paid for.Again, not taking sides...just thought I'd point out a potential point of conflict...

@Benjamin Cowles,Involving an estate's legal counsel could be a conflict of interest for the JD - better check that with an attorney.For a short-sale, yes - you make your offer to the seller and they present it to the lender for approval.

Frankly, if I had a borrower who asked me to use a certain appraiser, I'd be suspicious, that's not a normal request and it reeks with a conflict of interest having an appraiser who knows the buyer, if they really know you they would need to disclose the relationship and they may not even take or get the work.

However, there would be conflict of interest considerations with you being a principal in the transactionIf we are speaking about private financing, yes, by bypassing the broker and going directly to the money source you may be able to save all, or some of the brokerage fee.If you are talking about starting a mortgage brokerage, or mortgage banker operation as full service for transactions of which you are not the principal, then it becomes a general question of what business do you want to be in, where do you want to allocate your time, what skill set and experience do you have, how much capital do you have and are willing to invest, and how much capital can you raise.

I told them I had a schedule conflict so I was unable to attend, so I didn't get any pushback from the rep, but probably the key is that I requested my refund within the 3 day grace period after signup.Now I'm listening to everything I can that is real estate related on Audible.com.

If they are going to need an invoice for work completed, make sure an invoice from you or your company will not be considered a conflict of interest.
