In fact, the lay out of the house was 2 small bedrooms on the top and the general living room/kitchen/bathroom/storage was underground.We marketed it as a 1 bedroom to allow the tenant to use the "1st" bedroom as a living room and the extra room downstairs as a storage room since it was next to the washer and dryer/storage, etc...Other than that, most of our properties have a "pittsburgh toilet" which consist of a single toilet in the basement with no type of coverage (unless a single stall was built).

If you don't see your wife wanting to have anythign to do with the business you could purchase life insurance with enough coverage to provide for her without the properties and have the plan be to sell the properties.

I do have a bunch of questions to post in the different forums, such as finding more financing resources since most banks wont allow me any more loans under the fannie mac guideline limits, Insurance has been a big pain for me also trying to find general liability coverage ( all my properties are condos/townhomes and insurance is provided for the dwelling through HOA dues ) so i need insurance, umbrella coverage for all my properties but none of the big players are willing to help so i will post in the proper forum also.

Owners usually have title coverage and close with an insured title company so those issues are lessened, doing contracts between other parties, even if the deals are under an insured closing, will keep you in the loop as to your liability with your parcticipation.

My kids high school (about 13 miles from Columbine) would have taken a half dozen guards to have had decent coverage of all the entrances and exits and its not as big as many schools.How about an armed guard in every theater?
