Regardless if you have skills in finding deals or have access to capital, without a good network, you won't close the deal.I agree you need a good network in real estate, but my issue with this belief is that too many aspiring investors get caught up in the networking process and spend little to no time developing actual real estate skills (marketing, sales, negotiation, analysis).

Have only had one issue out of about 20 tenants where the tenant is just a problem anyway and makes constant remarks about how expensive the rent is despite it still being at least $200 below market.

There is also a relatively minor issue of recapturing depreciation on the rental portion.

Because we needed more time to gather quotes for the work that needed to be done by contractors we trusted, we extended the deadlines in the Property Inspections Notice (PIN) on multiple occasions so we had enough time to better understand the issues and also protect the buyer's deposit.I'd get a few good contractors on hand, have them give estimates (see if they can even do it using the inspection report if visiting the property isn't possible) and have the seller compensate you an amount that you think is fair (it may not cover everything, but is it enough to still make the deal work?)
