Its illegal for the tenant to write the check and it bounces. 

And wait for the credit score to bounce back up.  

It could be pretty hairy, and the financial markets may be a total mess, but we'll bounce back fairly quickly once we've really ascertained how bad things are after next fall/winter.

It has rained at some point about everyday for the past 5 days as we are entering spring rain season here in East TN, so my framers have been bouncing between our project and a new construction project as weather has dictated. 

As Joe asks, and this being your first deal, you should try to pin down those comps and rehab costs.Also I'm just curious since you're not under contract yet and have time to think and bounce ideas, is this a standard contract to buy and sell that would allow for you to have contingencies based on inspection?
