Having a Line of Credit on an investment property is pretty challenging.  

At least 3 trade lines.

Keep in mind, $50,000 is available and a possible extra $50,000 through a credit line.

You will probably have to increase the 1/2" gas line to 3/4".

As a beginner you are probably not the first one in the line to get deals from wholesalers or agents so that means the deal you get aren't the best.
