Reporting that our ADU rented out for $1850 per month + $150 utilities! 

The lady whose sister died, can call the cops and report him if she has permission from the other legal occupant and documentation saying her sister's stuff is for her.

We've got full trust in each other and he knows I know what I'm doing with value add/cash flowing small multi family properties.Thanks in advance!!

Does he have to report the income he received this past year and declare it a rental event though he would like to move back in eventually?

@Kevin Sobilo Child Protective Services said thats not a reportable offense. 

Unlike a purchase/sale, it is not required that this be reported anywhere and zillow doesn't give already rented properties/prices. 

Have had police called multiple times for them with reports and yes I'm very upset cause I was way too nice and they lied and took advantage of the situation.

I saw a recent report from AirDNA that showed Gulf Shores, AL having one of the highest ROIs and CoC returns in the short-term rental space, which is where I have been spending the most of my time searching, but also, building wealth through equity growth in Destin, FL doesn't seem like a bad option either!  

@Tyler Sherman For your rentals (I'm assuming), they are reported on SchE and supported with f8582 as mentioned.
