The other thing I would suggest is find a few attorneys that specialize in syndications and setup a consultation with them.

I have around 10 years experience in construction and property management and recently consulted on a site-build project that I redirected to modular!

You would have to consult with a local attorney to see what kind of rights the neighbor property may have accrued even if there is not a recorded easement. 

I’ve done CM work where I consult owners with construction issues like bidding, pay app review, or progress walks.

This could be house flipping, reselling products on eBay or Amazon, consulting, etc.
