Hi everyone, I received a note in the mail from an unknown neighbor at one of my rental properties (SFH) that read : "your rental property has very heavy drug activity going on at all hours of the night and day and loud music. the police will be notified along with child protection agency in regards to their 3 children. please address the problem asap"I went by the place 3 times at night since I got the letter and didn't hear any music and I didn't see one person stop in.

There are so many unknowns that, unless you are in a market where there are few buyers to drive up prices, your efforts are usually better spent on other methods to buy properties.Most of the time, the bank's rep will be there to bid up to a price that's above the FMV, but has more to do with foreclosing to make a mortgage insurance claim.

My choices1) Real Estate Agent (schedule flexibility but odd hours at times)2) Work for property manager with a realty component (less income but a lot of good info to learn)3) work for software company specializing in real estate needs-successful and established company (longer commute, but access to big data, analysis, multitude of companies to work with)4) something I haven't thought of bc you're probably smarter than I amObviously, there are numerous factors and unknowns, so in just looking to get a little discussionThanks!

Do you have to record the land trust with a grant deed correct, but the beneficiary remains unknown.
