To show a very high-level example, the IRR on a $100,000 investment that returns $10,000 per year for 5 years is higher than an investment that returns nothing for the first 4 years and then provides a $50,000 return in year 5.

@Jeremiah Miller When you draw on the line of credit, your HELOC, once you exhaust it from buying assets........INCOME PRODUCING assets, not boats or toys..., you should or could refinance that heloc into permanent financing.

The inspector came documented the panel model #, confirmed that there were GFI's in all code required areas, exhaust fans to outside vents installed & dedicated circuits to all appliances, as required by city code.

You just need to vent the exhaust air outside, and maybe bring in some make up air or bring in combustion air actually.
