I recommend you try managing on your own, but be smart and spend time educating yourself on how to do it well by reading books, listening to podcasts, and interacting in the forums.You convince people you're not foolish by educating yourself.

Are more people moving in than out?

Lately I have been focused on building my client list and working with active buyers in the market.So far I have found some success via rei meetups and meeting with great people in the market.As for leads at the moment I'm currently sourcing leads via d4d and word of mouth.

So many people pass on great deals all of the time because they are scared to fail. 

I have heard on a few podcasts people do over pay just to keep the money from taxes.

IMO self managing is VERY doable for a house hack or for any of your first handful of properties.

Most people have invoices due within 30 days, so it shouldn't be a problem...and if they aren't paid, they will put a lien on the house.

I’m sure I’ll incorporate one at some point- there is a lack of expertise right now so people tend to think it’s crazy, as the above thread shows.

Very glad to see so many people use this strategy.
