Have you considered medium term rentals? 

Hello Michael,We are looking for SFR's as far below market as possible - minor to medium rehab needed - with an ARV of 100K - 150K!  

I live in a medium sized town of around 120k people.

I also liked the idea of having medium term nurse rentals as a fallback for an airbnb strategy, should local laws or hoa rules eliminate short term rentals as an option.

which, by the way for someone with significant cash to invest, is an excellent return if the risk is medium or lower.Many real property "investment" programs involve long hours and hard work.

It doesn't guarantee their income is sufficient, but what I've found being in this business for almost 15 years is that most of my evictions have involved someone with income less than 3x the minimum.It is good to consider the reason WHY this rule is what it is:The majority of rentals in my medium size Midwestern town (Springfield, MO, population 160,000) are between $500 - $1200 per month, meaning most renters need a household income between $1,500 - $3,600 or greater, depending on the Class, location, etc. of the rental.  

I recommend that you research your local market for other medium/long-term business travelers.
