She texted me yesterday about extending her lease. 

So the 3 bedroom apartment can effectively provide sleeping space for at least 2 more people.I'm curious to hear your thoughts on 1) the structure of an extended lease and 2) The impact of attic modifications on rent.

In the meantime, get space heaters so the pipes don't freeze and offer the option for your tenants to move into an airbnb or an extended stay hotel.

With 2021 here and California just extending the noneviction moratorium till June 2021,  is it a bad time to invest in buying a  SFH or a duplex?

We now have seen that they've extended the moratorium on foreclosures out from March to June, so we're headed to that September time frame where we think that maybe things might start to free up.
