A high quality tenant will not have area on to leave if your home is well maintained and offers the necessary competitive amenities as expected with modern living.Never had a severe case as you have encountered Jay, however, this is not something that is within anyones control you will always have outliers and unexpected conditions, you must be prepared for the bad as such as you are anxious to only have good.

As my electrician did the upgrade, we encountered Romex wires spliced with electric tape behind the walls and hidden in soffits.

I've been doing research and saving money for months now, and a chance encounter with a Real Estate agent lit a fire under me.

Properties in these markets work for a lot of experienced investors and I've personally encountered many in these markets that have managed and maintained small to mid-sized portfolios well for 20+ years into retirement.

A property manager offers the tools and knowledge to limit the number of legal issues you may encounter, based on tenants and property condition. 

The ones that I have encountered have been wonderful hard workers.
