Hey everyone!
I came across this site a few weeks ago and have been lurking around the forum since then. I decided it was time to sign up and get involved in the community.
I am fairly new to the real estate industry. I recently graduated from West Virginia University. I worked for a residential development and management firm in Morgantown, WV for about 2 years and then decided to move back to Arlington to pursue a real estate career.
I am interested in single family home development and tear down rebuilds. I am looking to start my first project soon but am having trouble finding spec financing. I am aware that it is not going to be a walk in the park in this economy!
Due to the road block I've encountered with financing and after looking around this site, I have become increasingly interested in flipping and/or leasing.
So that is a little about me and my interests. I will contribute as much as I can to the community.
P.S. - Due to being a recent grad I am currently seeking employment in the real estate industry.

I agree with the carrying cost comment. I have never used penalized but what I was referring to was 90% factory built homes. It is too bad that there is still a bad stigma attached to modular homes. They have come a long way from 40 years ago when the only homes being factory built were trailers. Now you cannot tell the difference between modular and stick built unless you look at the blueprint. I think the public needs to be better informed about the benefits of the "new" era in modular homes construction.
