I’m getting my systems in place but I’m planning on postcard (clean up address generic meaning I don’t market with anything about foreclosure), first letter intro & state I got their information from public records about pre-foreclosure & offer for cash as is sale, second letter benefits of short sale, third letter negative impacts of foreclosure.

If animals are regularly costing you $600 to clean up after, then you need to ensure you collect at least that amount to cover the cost.

Maybe clean up or repairs or accounting or management. 

@Juan BustosThis is one of the great things about tax sales; they clean up title issues where people didn't do what they were supposed to. 

Clean up the yard and the common areas, they will soon decide to stay or go.  

Even if they know you are coming, there is no way they can clean up a place that they have caused damage to.

Laminate is OK, but don't use it in wet areas like kitchens.If tenant's don't clean up spills it will bubble up and just generally get ruined.

Basically do general clean up, make ready and laundray to make the place ready for the next guest.  

Whether you have a fixed or growth mindset (more to come) is basically irrelevant, there are going to be bumps and they deplete motivation.
