Then if the LL agrees to the LOI terms you’d draft the official lease agreement that includes all of those terms for due diligence, feasibility, permitting, construction, rent commencement date, etc.

I am hoping to find a more simple / crude (maybe) way to engineer a deal that simply holds the final sale until after the owner's title converts to the irrevocable trust, but based on the terms agreed to today.

The appreciation for the property is definitely going to be long term and not short term, so selling now isn’t ideal.The property manager agreed to market it as a medium term rental, so we’ll try that, but it's new to both of us, and it seems like it would have to rent at $3700 to be profitable; does that seem too high to the folks here?
