I am a lifelong resident a homeowner residing on the outskirts of Pittsburgh, PA (airport area).

A few things to consider in your scenario:Why did the owner buy the adjacent lot? 

Little Rock is similar to other 2nd and 3rd tier cities in the South and Southeast— larger metropolitan for region, stable economy with some growth, convention space, regional airport / air hub.

Of course being where I'm at, and being eager for the experience, It would even benefit me to assist said landlord as a handyman/groundskeeper/property management assistant/trainee/intern/helper-person-guy to any adjacent or local properties as well.   

I am in currently in the early stages of rehabbing my first rental property, and through a little research, I see that the adjacent house is 2 years delinquent on their taxes.  

There is currently a children's hospital, a VA medical center, several medicine-related colleges, a research center, and will have a teaching hospital eventually.It's just South East of the Orlando International Airport.

Adjacent to the property is alot of professional offices that are converted from historic houses.

(The adjacent lot, fwiw, is not large enough to build on so a purchase would be purely to torture us.)  

Hello there...I have over 600acres in southern west virginia that is 15 mintues from a commerical airport a 4-star resort a top 10 small town in america award and adjoins a national forest.
