A hundred years ago, most homesteads were quarter sections (160 acres) but frequently only a portion of that (perhaps 80 - 100 acres) was available for planting (the rest being consumed by ditches, sloughs, bluffs/shelter belts, farmyard and pasture).

Correct me if I'm wrong, but it looks like your loan is based on capital/closing costs, subject to appraisal; rather, refi would be based on LTV.

And frequently the tenants don't even know the property is up for sale.Once you have an accepted contract you should be able to walk through all of the units in addition to the property inspections you will want to do.

@Kenneth Garrett My understanding is you'd have to subject yourself to the laws as a reseller of energy like the companies that constantly call and knock on our doors claiming to be sent by ComEd to lower our bills.

Notwithstanding the foregoing, if the landlord reasonably believes such abandoned property to be valueless or of such little value that the cost of storage would exceed the amount that would be realized from sale, or if such property is subject to spoilage, the landlord may immediately dispose of such property.

The lender said I need MLS comps that are within 1/4 mile away from the subject property.The lender said all comps must be within 6 months old and I also need active, pending and sold comps.It should also show how many days on market they are.
