Old house (80-100 years), mostly renovated recently with big items new (furnace, roof, wiring, plumbing, bathroom fixtures, kitchen counters/sink, all flooring), even new stairs . . . with decent replacement windows throughout and either original decently refinished hardwoods or tile (wet spaces) or laminate in a couple rooms.

Yes they should be protecting the materials that are going to be re used and not allow them to get wet.   

I live in Northeast Ohio (Warren, OH) and I I would like to house hack a multi-family unit to get my feet wet, but am willing to purchase a single family as well!

The Sacramento market has been crazy over the last few years with a lot of people from the Bay Area moving in, I really wanted to stop renting and get my feet wet so I didn't mind fronting the 15% down to make the mtg payment manageable.
