1st time buyer, [Calc Review] Help me analyze this deal

Any help would be greatly appreciated! I have read a lot and still learning but also wanting to start with my first property to get my feet wet. Hopefully the first will be a win or at least break even. The goal right now is to learn. I am also somewhat confused on mortgages, is it typical to do a 30 or 15 year mortgage? It seems that a 15 is almost impossible to have much, if any cash flow with most properties I have analyzed. My goal is not cash flow but would like it as a cushion for maintenance, vacancies, etc.   Thanks so much!!
