I do remember when I did a few flips in Las Vegas in 2010-11, deals did not fund until the deed was recorded 

I just flipped 2 properties in San Diego and used the 70% rule there just like I do here in Las Vegas.

Las Vegas came across based on the relative close distance to home (Orange County, CA) and familiarity.

A 10% drop for Las Vegas would be the second largest drop in it’s history.

My husband and I are visiting L.A. and we will be checking out small multi-family units to buy and hold in the Las Vegas area Monday, 12/26 to Thursday, 12/29.We are looking for an agent who is investor friendly and/or manages small multi-family units.Also, if you are familiar with Las Vegas area, please let me know what are the better areas to invest.

Here in Las Vegas the supply of homes is almost at 1 year based on current sales yet sellers aren't lowering prices.
