Outside of the mentioned points about the numbers, I would never buy a property without knocking on all of the neighbors doors.

Took another 6 hours to finish digging out the crawlspace , remove the furnace and A coil , then went in with a hose and wetted everything down to knock down dust .

After verifying the property has not been recently conveyed, I try to figure out who the most probable decision makers are and go knock on their door or send them a letter. 

The original offer fell through, and when the sellers came knocking on our door we took $50k off our original offer price, and they accepted it!
