Stessa may work, but when I had it I couldn't make journal entries and that bugged me.Wave is a free software that can be clunky but works as a decent General Ledger software, if you dont have a lot going on it can be real easy to use.I have used QuickBooks Desktop and Online for clients in Real Estate and both work pretty good, it really depends on how many companies you will make.If you are expanding and plan to have hundreds, Yardi is a software that can be more specifically for Real Estate.

@Aditya Puttigampala I did an FHA 3.5% down in Journal Square, Jersey City on a very large three family at 790k less then two years ago, brand new construction.  

I don't want to read through 15 journal entries to see what happened for the month and I certainly don't want to trace balances across months.

My tenants have my cell number and in 18 years have never had a call about a clogged toilet.  

Yes a lot of people spend frivolously…but in this day and age and in our modern society, internet, a computer, and some type of cell phone (really a smart phone) are really becoming absolute necessities.  

For example,  if they receive SNAP (food stamp) benefit or even a free cell phone service,   that counts as income as well, but I believe that non-housing subsidies don't have to be counted 100% toward rent.   

Keep a journal.

Then there is choice as adult, to do what is required, yes it's hard and can suck, to go to college or university, and again PUT IN THE WORK, or not, spend early 20's seeing how many brain cells one can fry.
