So although we were quite annoyed at the process and not receiving an actual line of credit, it helped us build our business reputation and gave us credibility.

From what I understand, a property manager in this space is going to run you 15-20% of gross rents (we self manage).In terms of the business itself, I'd expect lower occupancy the first year as you establish your property's reputation (stars on whatever site(s) you list on).

Any folks have a name or two for GC's that are reputible in The Tacoma Washington area?

They have a 95%+ failure rate.I prefer COACHING PROGRAMS with reputable coaches that train you but also work with you for the first year, helping you with negotiation and evaluating deals, etc. etc.  

He has been a great boss but he does have a bit of a reputation as a greedy/tight person and people make jokes about him that way.

Both developers are reputable ones, they are sticking to project schedules, and the quality of buildings are good.
