The cap and return is less but the appreciation and demographics are better.Conversely you can have areas that do not appreciate more but are cheaper to buy in price but have tenants working 2 to 3 jobs and constantly moving around.

Hey guys it's been a while since I posted.I was wondering what the current best tools for finding Data for real estate searching are.I currently use Property Radar for California properties.I love https://www.city-data.com/ for free demographic and housing data using heat mapsI also have a paid sub to mashvisor, but don't find it much more useful than the free stuff I get from city data.

It explains why he will most likely have more success than the big firms because A) he is in tune with the target demographic of a lot of businesses, and B) he doesn't have to worry about regulation violations when he invests $1,500 in one or two companies, unlike the mutuals, who invest millions at a time.I have read the book a dozen times over the years.
