Before the accounting side of the business management gets too far, I was wondering if there are any recommendations on an easy Bookkeeping tool. 

Sometimes people use agents, but if the agent isn’t a lawyer or CPA, then it’s likely that the agent is the actual owner of the property.

My business partner and I are investors in the area as well.

Hopefully people will quit chasing what was a shiny object.Kinda like people buying a stock at its peak only hang onto it too long and lose more money.  

We’re looking to rebuild our business model and would love your input as a landlord.

Answering MAO is tricky and probably different for everyone, but I would think that most developers want to see around $100k profit or more as its riskier and a longer process than flipping an SFR where a lot of people are happy with 1/2 that or less. 

Many people were leaving this market3.

If they did, they wouldn't be here asking questions : )  As a result, this means that CPAs, Lawyers, and Financial professionals should explain things in simple terms that are easy for people to understand (I'm not sure quoting pubs and regs directly screams simplicity, but including it as a reference is helpful for everyone). 

Then again I am new to all this and people with much more experience may be thinking differently.
