Maybe by the time you get everything in order the economy had crashed and they'll be in the toilet again but if that's the case then loans will be tight too and you'll need a better score and more money or to be in or move to a location that is doing down payment assistance to help with all the abandoned buildings.

Only motivated people I find that will sell there home with a enough room for you to gain a profit are those behind on taxes, pre-foreclosures and vacant/abandoned homes as there is a specific need for you and route to go forward.

I've been struggling with this as well but i will share what has worked sorta for me the town has a data base with last known owners check that out then check if the taxes are up to date most likely they are not then have a lawyer (in new york anyway) find a forwarding address to them and write them a simple letter stating your intent for every ten i find i get at least one call or email although i have not closed one deal this way because most abandoned houses here are due to divorce or upside down mortgages and for that they are too much to purchase or very bitter to make any sort of real offer to sell

There should be a form titled something similar to "Abandonment of Assumed Name" or "Transfer of Assumed Name" that should let you transfer the assumed name.

Find out what all of the other wholesalers in your town are selling in general, then target those houses.Do some driving around looking for abandoned run down houses.
