It may be more capital and time intensive up front but it creates a scenario where even in San Diego County you can have an opportunity to put in sweat equity, get the rental revenue potential up through renovations or create new rental revenue streams with an ADU (or both) so cashing out some or all of your money out after doesn't have to leave you with negative cashflow out the gate.

If you can put some sweat equity into the property to make it worth more while you live in the property you'll benefit greatly.- I learned that it's okay not to get a homerun on the first swing.

Instead, I waited for the seasoning period to be over and to get a better %LTV with Fannie and Freddie type loans.I know it sounds stingy to sweat over 1% interest rate but that makes ~$100 monthly difference in cash flow.
