@Rich Kammer best thing that worked for me was to practice role play and what you are planning to say over the phone and door to door with a seasoned agent.

Practically no closing costs, but a variable rate that most likely will go up over the next 10+ years.

In Alabama the law is practiced by whoever, in a representative capacity appears as an advocate or draws papers, pleadings, or documents for another.

@Braden Smith you practically read my mind I often find some that I think would be great and sometimes the numbers would make sense but I always run into the capital wall I've been doing alot of research on hard money lenders in my area but that is my last resort.

I'm trying to plan and practice the strategy as I'll be committing to a BRRRR around a year from now and am starting to take the advice of just looking for deals and running the numbers.

This can lead to discrepancies in the ad when it was posted and the actual offering - they can technically change the offer all the way up until you put in your deposit(though it's a bad business practice to do so). 

This just seems like bad business practice to me.Maybe because its hud do they get an exception?

It’s not about making money on the first deal it’s about building a foundation of practical knowledge that you can apply for the rest of your investing career!
