@Braden Smith you practically read my mind I often find some that I think would be great and sometimes the numbers would make sense but I always run into the capital wall I've been doing alot of research on hard money lenders in my area but that is my last resort.

This can lead to discrepancies in the ad when it was posted and the actual offering - they can technically change the offer all the way up until you put in your deposit(though it's a bad business practice to do so).
