We barely got out before the entire ship when down.However, I know too many wealthy people who own real estate as their primary vehicle for income and net worth.

I'm not a wealthy man, but I'm not broke either.

On the contrary, legacy markets like beaches will lag in design since all the prime real estate is already owned by old-school STR investors who see no reason to change a formula that has been working for themFinally, some of us who played our cards right (hopefully MANY of us) will become phenomenally wealthy.

Hopefully you are independently wealthy and can take losing everything if things go sideways.

Someone mentioned a some what wealthy neighbor back in the days who was involved in real estate.  

But eventually I'd like to be wealthy just like anyone else...

Wealth is not. 

3) Are they wealthy enough to pay the arrears?

Most life long commercial brokers I am familiar with do VERY well and for a very long time and retire very wealthy... hopefully some people will stop and think that a career in RE over the long haul is far more beneficial than all these people that think they need to start as wholesalers  ... :)  and spend thousands on postage and mail peices etc. when for those same dollars they could truly start a career such as yours.
