We've upgraded all the furnaces to direct vent, so the story begins with the chimneys venting only two water heaters.At property 1, the two gas water heaters didn't need replacement but we opted to replace them with direct vent models anyway, so we could take down the chimney.

This is another tip to others looking to buy a property then when you get it you might have to update things completely and the cash flow model the previous owner has been touting will not matter.If you buy a property in the 70's or older you also have to watch out for the EPA lead based paint rules.

It wasn't easy to walk away because I believe if I worked hard on it there would have been $30 or $40k profit on the bottom line………but, it's not in my business model and I feel I should stick w/ my system .
