Seeing the numbers on a personal example translated better for me.I agree Tiffany that goals need to be set, I suppose I just don't know what is realistic.On the spot I would say 4k/month after taxes just from our Real Estate portfolio independently, would be my goal for the next 3 years.

You will most likely be dealing with people that have cash/credit problems so it's hard to find someone who will just agree to your terms without altering them somewhat.

At that time the exchangor who has sold the 1.4 then "buys" the new property from the eat and that is how the sell-buy structure is maintained on the 1031 but still allowing the exchangor to lock up the new property ahead of time.Simply going into an extended contract on the new property that is contingent on the sale of the 1.4 does not alter the 1031 structure.

Translation (elaborated some):I can fully understand why the homeowners policies wouldn't cover it, but I would assume that the builders liability policies should cover the faulty products.

So by doing that I read, listen to podcasts and do some online research which translates to not taking any action on submitting a deal.
