I toured the house and took pictures with the homeowner.

I'm a 5 minute drive from the property, I know the area, I personally screen them and tour them, it works for me.  

I inspect all houses but honestly you don't need a seller to give you a tour.

I like MI's  motto or what Chris says.. they are a customer service company that happens to sell rental property.. many could learn a thing or two about their best practices.. pretty impressive .. i have been to the home office and first class is how you come away from touring the facility.

Get with an agent and go tour other houses that are for sale in the same area.

Tour other new-builds (or builds in the last 5 years) in the area.

I toured a couple open houses near the Gold Course just east of Waterman Ave.

Go find one of them and take a tour of their model home.

If it's a very good inspection report and in a competitive market, leave the inspection report out (of course you corrected everything noted in the report) for buyers to review while touring the property.
