@Scott Mac my accountant uses QB and he's not sure what to do at the moment - other than he's pretty disgusted how she's acting - as they used to work a lot together -- IE she'd do books for folks and he'd do the accounting side - he hasn't worked with her much during 2018 when I noticed the slide in her performance and he no longer refers anyone to her.Anyways what she did is relinquish master admin rights to me but she did not click the button or drop down for "transfer billing to client" or the button says something to that affect.

The good thing about FCI is that I have the ability to review the collateral files and have the seller answer my questions during the due diligence period using the online chat tools when the indicative offer is accepted and we move to the subsequent steps in the FCI portal online.

Also, if you are working with top notch operators and there are enough passive investors in a deal that are looking for a 1031 they often provide a subsequent syndication as a 1031.Lastly, if you had to pay the long term capital gains tax on a syndication it is still only at the long term capital gains tax rate.

@Akshay Bhaskaran I’m not going to speak to any of the locations but my family lives north of Dallas and the heat wave this year and presumably with global climate shifting heat waves in subsequent years also has really been destroying foundations.

Ultimately, 12 years after purchasing the property he sells it and does a 1031 exchange which is subsequently disallowed because he did not demonstrate that his intent had changed to hold the property.
