@Jay Hinrichs I know your big against the OOS investor working in these type of markets but I am going to take a gamble.

We could have done a lot more deals if we didn't care about gambling/investing with OPM, but we don't think we could sleep at night. 

We get bookings for NASCAR, outdoors, sports tournaments, and a growing number of people traveling for work or renting mid term while trying to find a house. 

Gamble to make a bit more or go with the given and move the house ?  

Way too much of a gamble.

I think Worcester has a ton going for it including a ton of schools, hospitals, biotech companies, sports teams, and the population is fast growing.

There are many sports programs out there for youth and adult athletics that could act as long term tenants which would be great in ensuring people actually care about the place and that it produces income.

Otherwise, it sounds more like gambling than investing.

A sport bike one person may love, but he wants a cruiser your sport bike is worthless to him.

This business is a contact sport.
