Hi @Michael Frankel In addition to hiring a new accountant, this might be the time to engage a real-estate-savvy bookkeeper as well.One of the important observations we made as we began to scale was that our accounting needs had grown into two separate functions.

We have another lot we are looking at that requires a rooftop deck to catch a view, and the lot is only 4500 sq. ft.!

The technician said he observed over 50 property owners try to remove lead paint from a brick wall, and only 2 were successful in getting all of it off without total wall reconstruction. 

If you are, I'd love the details.If it is just a showing of confidence; based on your experiences/observations, do you think they are as effective for sales agents as they are for individual investors?

To get there I know I have to better my skills and also observe and listen and WATCH the buyers.  

The regulators and some states like California, Florida, and Ohio are stepping up their observations on craigslist and so forth.  

I suggest visiting local meet ups in Cincy and observing the action then aligning yourself with folks and strategies that work for you. 

It's hard to say if the rates are gonna go back up again or not, but so long as COVID stays chill I would speculate that travel nurse contract rates will gradually decline to about pre-COVID levels.If they do, nurses won't have the incentive to take travel contracts, and therefore demand for MTRs will fall.Don't have a crystal ball but that's what I'm observing, hearing, and speculating.

Hi Mathew, house hacking is probably the best way to start investing in real estate while being on premises and observing and managing everything in person from day 1.
