Make sure you get monthly reports from them ( income / expenses and maintenance) always check them for mistakes, it does happen.

I would not rely on what the seller is telling you, unless he can produce the background checks and credit checks reports for you from these tenants if he collected it in the past.

I kinda want these people to stay as long as everything checks out with their background check and credit report.
